And will be, if the consent isn’t granted (after appeal etc etc) Demolition is a bit different. This one was a grade 2 building. I doubt anyone would see any merit at all in the collection of tents that was taken down at the Mem They couldn’t use it without a safety certificate. Simple as. I’m assuming that wouldn’t be granted if there was no planning, but I’m not sure about that. Edited July 28, 2023 by italian dave

City Rocker
I'm told that after "someone at the football club spoke to someone at the council" they were given the impression that because the proposed new structure is not as tall as the plans approved in 2008, the application process should be quick and straightforward. It seems they've now been assured that's not the case at all. The local councillor has requested that the application be referred to Development Committee rather than be determined by the officers. The club have belatedly engaged a planning consultant to gather the necessary additional documents for the application, but these are yet to be submitted. So it's all looking quite promising then. 7 2 3

Pedrowe
It's a calamitous situation. Anyone involved in planning/construction/real estate (or anyone with basic common sense) is aware of the risks associated with the planning system in England, especially in a city like Bristol, where there is an informed and active community. At the end of the day, it's just a small stand. If they had followed professional advice, conducted a thorough public consultation, and submitted a well-prepared application in a timely manner, they would likely have obtained planning permission without any issues. However, their decision to start work without permission, along with their subpar application and insufficient time given to the Council to review it, has led to a self-inflicted mess. They've essentially caused this problem themselves. Undoubtedly they’ll start blaming the Council and everyone but themselves. However the fact of the matter is it all could’ve been avoided if they had done the job properly.

Thanks for the info, makes you wonder what that does for the groundwater. Must have taken a while for it all to compact. I have never been there but as soon as the old stand was removed it was clear it was on a perch over the nearby houses which made any height increase a factor in planning. I have said in this thread for a while they should develop the Mem but your inside info suggests there could be some expensive foundations required.
